I work a lot with sellers. As a result, many of my blogs are about preparing your home for sale. There many things that go into getting a home ready to sell. Often times sellers paint, repair, landscape and generally spruce up there homes.
When I am working with buyers, however, I am almost always reminded that there is one thing that sellers can do that trumps all of these other things. It is cheap, it is accessible to all--it is not always easy, but it always leads to success. What is it?

It doesn't matter how much your house shines if you make it difficult for buyers to get in to see. I realize it is hard to have your house on the market. Add a pet, small child, or working from home into the mix and it gets even more complex.
Don't make your home available, 'By Appointment Only.' That is like saying, 'I will let you in when, and if, it is convenient.' You are much better off putting on the listing that you need a 'call ahead.' It is effectively the same thing. You can still negotiate on the time (but, please, only do this if it is absolutely necessary), but it appears to be easier to get in to see the home. Remember, at the end of the day, you are competing with the other homes that are for sale. The one that gets the showings is the one that is more likely to get a contract.
While it is hard to drop everything and allow a Realtor and their buyer into your home, consider doing this whenever possible. They will see your home and you come across as a reasonable and enthusiastic seller. When your home is on the market, both of these things are very, very positive.
Selling your home is difficult and stressful. You will help yourself to sell it quickly by making it available to buyers when they are ready to see it. The harder it is to see, the longer it will take to sell--and who wants that?!
