Braemar Property Values:  September-October 2012 (Courtyard Series)

The peak of the fall colors in Braemar is past.  The trees lost a lot of their foliage during Hurricane Sandy and are now naked.  Hey, at least most of them are still standing after that storm.  Our neighborhood did take some damage, but thankfully nothing too major.  I saw a few homes with siding torn off and some signs blown down.  Other than that, we can count ourselves lucky.

With September and October behind us, it's time to take a look back at the Braemar Courtyard home market.  In case you are unfamiliar, a Braemar Courtyard home is one of three different models that share a private courtyard driveway and have very small yards.  Models include the Arlington, Ballston and Clarendon.

Not unlike other reporting periods, there were no resales of Braeamar Courtyard homes during the months of September and October 2012.  Same thing happened in September and October 2011 in fact.  Because Braemar Courtyard homes make up such a small part of our community and appeal to such particular buyers, seeing no sales in a reporting period is not cause for panic.  So until we have more Courtyard homes sell, we'll look back to last report's (July-August 2012) average market value for a baseline.

Lisa:  The Courtyard homes don't sell as frequently, so we are used to seeing no info for them in some reporting periods.
