What should you expect from your property management company in Clermont Florida? I can't speak for other companies, but here is what you can expect from Platinum International Realty Group LLC.:


1.) Honesty. I give this to all clients, whether it is the tenant or the owner. I like to make sure we are all on the same page. I expect honesty from my tenants and owners as well. If there is no honesty, we will not have a business relationship.

 

2.) Thorough Back Ground Checks. I want to make sure that I put the best possible tenant in your home. Getting the best possible tenant helps keep the property in decent shape, keeps the money coming in to you and keeps me from having constant headaches. I do the following background checks: credit report, eviction report and criminal report. If they pass those three reports, I verify employment and require current pay stubs. Granted, some tenants may pass all of this and still be problem.

 

3.) Account For All Funds. Anything and everything that gets charged to you, you will see on a statement. You will see the exact price that was charged to you. I don't add a percentage to invoices when you have work done on your house. I want YOU to make as much money as possible. This is a referral business. If you are making money and are happy, the business will come.

 

4.) Shop For The Best Deals. I have friends who do all sorts of things...plumbing, ac work, carpentry, etc...that doesn't mean I use them to do work on your house. No matter the job (unless it is an absolute emergency), I always get three quotes. Best one gets it. I have a friend I have known for a long time who has never received business from me. Bottom line, he is too expensive. 

 

5.) Treat Your House As If It Was My Own. In the end, I eventually want to sell your house for you. So naturally, I want it to stay in the best condition possible. This means more than just keeping up with the appearance. The mechanics of the house are critical as well (ac, electrical, plumbing, etc..). 

 

These are just a few things that you can expect from a property manager. I have been the property manager for a large National Brokerage so you can be sure that I know my stuff. Oh yeah, I have NEVER had to evict a tenant. I've come really close, but in the end, it has always worked out. So, quit fixing those toilets yourself and let me do it for you!!

I've never done "background" checks as that is more detailed than many applicants are agreeing to in their application permission/authorization....if you do a CRIMINAL check for one set of applicants, you need to do them for ALL and this may be overkill for 98% of residents - charge a hefty credit/application fee and if applicants think they will be paying these fees and not get the property because of their credit, you never receive their applications.

Wallace- I have a service that pulls all of that and it's around $35 per applicant. Pretty cheap compared to what some of the other managers in the area charge. Also, I let them know that credit may not be a deal breaker. In fact, their credit score doesn't mean that much to me. I get that stuff happens. Heck, it happened to me. But if they are currently still always behind, that is another story.
