Staging a home for sale? Remember to hire a professional photographer!

Recently, I was talking with a home stager who mentioned one of the jobs she completed and said perhaps I have a client who would be interested in the property which she thought was underpriced for the area.

So I checked it out....and gave her some feedback.

  • The good: the seller has invested in the staging
  • The bad: the agent didn’t hire a professional photographer. Further, the agent didn’t include a picture of the house (but she included a picture of the interior of the garage!)

Can you guess which is which?
Which photo was taken by an agent using  a PhD (push here, dummy) camera and which one  was taken by a professional photographer? The impact is just as pronounced between a staged and a non-staged property.

Look at it another way: which photo would you prefer to represent YOU? Which one would you show off to a potential client as an example of what you can do to market a property?


If you were the buyer or prospective seller, which photo will draw your eye?




Best photos draw attention

It isn’t a secret that the best photos will sell  your home (according to Market Watch). Photos are the natural draw for people in to explore further. No matter how good the home staging is, if the photography isn’t good, it loses impact.

The old adage “A picture paints a thousand words” is so true especially today when according to NAR (National Association of REALTORS) statistics, approximately 90% of home buyers and sellers search online, and the first major attention-getters are the photos. Put your money where your mouth is: hire a pro!

Pacita, like the 2nd one of course but at least the first one is not a pic of the toilet, trash cans in the yard, a messy kitchen.... I am shocked by some of the photos put onto the MLS by some agents.

Michael --- I'm also amazed at some of the photos that are posted on the MLS. I like to think of photos as part of our resume. We shouldn't submit bad ones that will elicit a bad impression.

Pacita that is so true;  there are some photography that do not do justice to the house. I personally should take your advice for myself..., I Like it "a PhD (push here, dummy)".Great Post! Happy Thanksgiving!!

On a certain price points, it may justify taking our own pictures (and put that toilet lid down!). But the cost of professional photography doesn't cost as much as it would cost to keep that listing launguishin on the MLS.
