Loon has brought out the big guns in more ways than one.
…SNOW GUNS: With the advent of the fan gun technology Loon can make a ton of snow quickly and quietly. I remember the scream of the old style guns…you could hear the high pressure force of air and water, they were not always a consistent mix. The skiing surface in the old days was a tough terrain to guess on the surface conditions…it was often hard as a rock.
Today’s snow making systems are much more consistent and feel like real snow under your skis. I will most likely get out tomorrow to test the legs.
….BIG GUNS – part II : After a couple of years of silence behind the scenes it looks like a deal has been struck to sell the remaining undeveloped slope side land on the south mountain side of Loon (know as South Peak Resort). The transaction is reported to be closing on December 14th 2012, with an Austin Texas developer buying the Lincoln NH property from the former owner (also a Texas based real estate investment firm). Term were not released – but in a statement from Cypress real estate advisers, the current home owners were noticed on the about to be completed transfer of ownership. The Master plan for South Peak Resort approved by the town over 8 years ago allowed for just under 900 residential units to be developed, to date 103 home sites, condominiums, and homes have be sold.
What can we expect? : Cypress has successfully developed properties in Florida, Colorado, Texas and Arizona…this appears on the surface to be a good track record. The big question is – The Northeast is a new area, and the prior (Texas) owners never really solicited the local brokerage or custom home builders, before forming a game plan…based on what has worked in the southern states. My Parent company has built more than a dozen Adirondack style homes on this property and I have personally sold more of the condominiums , homes and home sites than any one else in the area. Let’s see if I get a call?
