Savannah, I remember just a year or two ago. People talking about wishing they had a TIME MACHINE. So they could go back a couple of years and buy the house of their dreams at yester-years price. The way I see it is.....THEY ALL GOT THEIR WISH. At least here in Arizona.
I sell to the luxury market, and over the twelve months I have watched the $2.2M homes (go back in time) reduce to $1.8 and even less as many have become bank owned.
I feel that if the media would give equal time to the GOOD NEWS instead of only the bad news, this market would quickly start straightening out.

HEY BUYERS....JUMP on the time machine. The interest rates are low and the prices are lower. NOW is the time to Buy,Buy,Buy. Find a great agent and get out there and look at the opportunities.
I work the North Scottsdale & Mesa Groves areas and in N Scottsdale I have a 2800sf home offered for sale at $485K in a neighborhood that has recent comps sold over $630K (Opportunity Knocking). This is one of many Bank Owned homes offered in great neighborhoods throughout Arizona and the entire country.
Savannah, I watch your market in HI and also the San Diego market, and the deals are everywhere!!!
I'm starting to see quite a few 2nd home buyers snapping up the deals, and once the general public realizes the opportunity. These deals will get harder to find.

There are many opportunities here, absolutely. I would recommend to the bargain hunter to be very cautious when purchasing foreclosure properties. The laws in each state are different, and in Hawaii there is much more at stake for the buyer than in other states. I think the best tactic for Hawaii buyers would be to use a seasoned professional agent to find the right property. An agent who is a skilled negotiator and can get them a great property at a fair price and eleviate the worry about some of Hawaii unusual laws.
