Where are all of the Boise Foreclosures?

Where are all the Boise foreclosures?  I just looked in the MLS and there are only 41 Ada County bank owned homes listed.  Ada County is the county Boise is in and the largest population in Idaho.  I checked two of the busiest foreclosure agents in town and one has only 4 Boise Forclosure listings and the other only 2!

Click here to see all of the Ada County Bank owned homes.  Where are they all?  What about all the "shadow inventory."  I wonder if we are going to see a bunch more after the first of the year.

I would like to hear any ideas about this both from Boise people and around the country.

Hi Jon, In my local area, we have seen a decrease in REO listings and while we will continue to see REO listings in the future, I personally do not expect a flood of REOs to come on the market at one time, but rather dribbled out and absorbed quickly.

Foreclosures down, Rates down. Sales slightly up.

New normal.

I don't think there is a new normal yet unless you call chaos the new normal.  There are a lot of homes IN Foreclosure.  Many are listed as short sales.  Many banks may be waiting.  There are recent new "laws" that may delay completing foreclosures.  We will see.
