Consideration has to be given to the condition of the home, current market conditions, desirability of the neighborhood, what Buyers are looking for in a home, and how your home compares to other homes being sold. A good grasp of the local real estate market is required in order to get the highest dollar in the time frame that you have to get the home sold. Sellers set the price of their home, but Buyers determine the value.

Staging the home to maximize your homes attributes and minimize its short comings is very important. Having impressive curb appeal is critical to getting top dollar for your home. Some improvements are more cost effective than others and I can help you prioritize to ones that will help your home sell.

Entering your home in the Regional Multiple Listing Service (RMLS) is the single most important thing you can do to sell your home. This alerts other real estate agents that your home is for sale. I would estimate that 85% of all homes sold are because of the RMLS. The next most important thing is to have a for sale sign out front.

Over 90% of all Buyers start their home search on the Internet. Having your home listed on the websites that Buyers use is essential. Your listing needs to be showcased with quality photos and descriptive language that motivates a Buyer to act.
