Selling Your San Marcos Home Over The Holidays
Are you thinking about selling your San Marcos home over the holidays and wondering if buyers really make decisions and write offers this time of year? I decided to look at the numbers and see for myself.
I looked at the two month holiday time period from Nov. 1-Dec. 31, 2011. During that time:
- 132 San Marcos homes went Pending (offer accepted by the sellers, escrow opened)
- 72 of those transactions closed
- The other 60 homes closed after the first of the year
- The Average Price was $409,007
- The Median Price was $383,000
During the first 3 weeks of Nov. 2012, 60 homes have gone Pending.
So now that we know San Marcos homes do sell over the holidays, let me give you a few of the reasons why. First of all, buyers that are looking at homes over the holidays are more likely to be motivated buyers. Second, inventory is extremely low, so you have less competition now than you will have in the spring. And third, homes decorated for Christmas are warm and inviting and appeal to the emotional side of buyers.
