Selling  Your Carmel Valley Home Over The Holidays


Christmas doorAre you thinking about selling your Carmel Valley home  over the holidays and wondering if buyers really make decisions and write offers this time of year?  I decided to look at the numbers and see for myself.


I looked at the two month holiday time period from Nov. 1-Dec. 31, 2011.  During that time:


  • 64 Carmel Valley homes went Pending  (offer accepted by the sellers, escrow opened)
  • 39 of those transactions closed
  • The other 25 homes closed after the first of the year
  • The Average Price was $848,385
  • The Median Price was $814,500


During the first 3 weeks of Nov. 2012, 24 homes have gone Pending.


So now that we know Carmel Valley homes do sell over the holidays, let me give you a few of the reasons why. First of all, buyers that are looking at homes over the holidays are more likely to be motivated buyers.  Second, inventory is extremely low, so you have less competition now than you will have in the spring.  And third, homes decorated for Christmas are warm and inviting and appeal to the emotional side of buyers.

Suzi, all of your reasons for selling a home during the holiday season are real and valid.  I particularly agree that December buyers aren't fare weather lookyloos, they are very motivated to buy before the end of the year.
