Short Sale Expert, Cape Coral, Fort Myers, Bonita Springs Florida.  Short Sale realtors do more then just list your home and place your home in the MLS! Selecting the correct Realtor to Short Sale your home is the most important decision you will make in the short sale process.

 First of all, I do not advise people to not make this or that payment or what should not be paid. I believe you should always consult your tax accountant and a real estate attorney about your own personal matter.

Just be aware many Real Estate Attorneys like to suggest Bankruptcy and if they do, I would suggest to you to get another opinion before going this route.  It just might be the right thing to do, but it's way to easy to just suggest this to you, I would encourage you to talk to another Attorney and a Accountant and get their thoughts as well, before jumping into the fire!  

The advice I do give clients, if you live in a gated community is to keep your HOA Fees up to date and current. The State of Florida allows HOA ( Home Owners Associations ) the ability to foreclosure on your home and evict you! The HOA then would secure your home and start to negotiate from a position of strength,to your Mortgage lender the back dues that you owe to the association at time of foreclosure or shorts sale negotiated by a Realtor and the bank.

I have negotiated several successful short sales with many banks such as Chase, Citi, GMAC, Bank of America and many others. The unpaid back association dues normally result in some type of cash at closing contribution or a small promissory note by the home owners but, not all the time!

Sound advice is the best advice to you. Don't go it alone and by all means just don't walk away from your home cause the bank has a long time to chase you down and file in court to get most of if not all the remaining/ outstanding debt from you.
