2012 3rd Quarter stats for Residential properties in Carroll County report a slight drop in new listing activity.  Pending sales, closings and average sales value are all up when compared to last year’s stats.  Some segments of the market such as the condominium and commercial/industrial are just starting to come around with greater buyer interest and recorded successful transfers; historically both markets are the first to lose value along and market interest and more often than not, the last to bounce back.  Vacant land parcels are realizing more successful sales, along with a notable increase in market values.  Current listing inventory offers many great values and incentives for today’s buyers; it continues to be a buyer’s market with a high volume of inventory to select from and the fact that finance rates are still at market lows.

  • 433 Pending Sales…up 8.52%
  • 588 Residential Homes resulted in a successful close…up 18.78%
  • Average Priced Sold Homes…$292,323., up 5.05%
  • Average DOM (Days on the Market) 158, a decrease of 1 day
  • Lowest Residential Sale… $19,900., 182 Route 16B, Ossipee (single wide on private lot)
  • Highest Residential Sale…$4,400,000., 440, High Haith Road, Moultonborough 2,040’ of water frontage on Squam Lake

  • 237 New Listings…down 1.65%
  • 62 Pending Sales…up 51.21%
  • 100 Condominiums resulted in a successful close…up 21.95%
  • Average Price Sold Condo…$160,021., down 16.95%
  • Average DOM 158, down 7.44%
  • Lowest Condominium Sale…$1,100., 2760 White Mountain Highway, Unit #101, Conway (Timeshare)

  • Average DOM (Days on the Market) 366…an increase by 35% or 95 days
