Staging a Sugar Plum Vacant - Before and After

By

Recently, in Colorado Springs, Colorado, I was asked to stage a vacant home for a member of our military serving in Afganistan. She chose some truly lovely finishes when she built the home, so staging with current color trends was a special treat for me. I took cues from the gorgeous stone fireplace, tonal variations of soft warm grays and festive sugar plum reds and purples.

This home was definitely doing everything right, but after looking for umpteen hours online and in person, buyers' heads are swimming.

Even in a vacant house features that you just know are going to stand out, don't.

Vacant homes have no soul. Keep in mind the buyer's overall experience when they walk through their short list of properties.

You're in a competition, and you're selling a lifestyle not just a home.

Notice how a vacant room falls flat.

Color commands attention.

Neutral walls are perfectly fine, however even a clean slate can be intimidating. People (buyers) are asked to imagine. Who has time to imagine when you're looking at 5, 10 or more homes in a day? They become a blur.

How can you keep them dreaming of yours?

Again, a lovely kitchen/dining area, but even with a window and the lights on, it still showed dark.

No doubt, a beautiful space. Anything buyers might dream about?

This vacant, open concept comes alive with color and textures that show how easy it is to live here.

Plenty of space, but uninspired. Wake up those buyers. They want to BE inspired to live in (buy) your house.

Beautifully veined marble counters, custom beadboard vanity, oil-rubbed bronze fixtures - these are upgrades that unless you're standing there with the buyer pointing them out may be overlooked.

This sugar plum of a vacant home did its job by showing clean and carefully updated. My guess is that it would have sold, eventually. Happily, we didn't have to wait.

This home inspired a buyer the same weekend it went on the market, and their offer was accepted on Monday. Short and sweet.

Ask your Realtor about how staging can benefit your vacated home. Or, find a local professional Home Staging Consultant in your area by checking the national Real Estate Staging Association's website, www.realestatestagingassociation.com.

Please consider how staging your vacant Colorado Springs home can sweeten and shorten your time on the market, leaving you dreaming about where your next home sweet home will be.

Hi Kim ~ What a terrific transformation in this home from "dull and boring" to "you'll love living here!"  Your color choices are fitting and fun .... and the spaces now make sense to a buyer whether they're looking at it online or in person.  No wonder it sold so quickly after you staged it  -- congratulations!

Hopefully the AR gods will fix it and just don't click that button that asks if you have permission or not, just post your content and it shouldn't happen. But sometimes things get funky and they may be able to correct it if it's an internal error.

Thank you kindly, Maureen. I definitely had fun purchasing a few new things for this color palette. Couldn't resist.

Hi Sharon! I'd been waiting to use some of this since last spring when I went to the Roundtop Antique Fair in Texas last spring, those purple medicine bottles were a fun find.

Hey Shar, you pillow queen! You can borrow them anytime (from Ft. Collins).

Thanks so much for checking back, Karen. I got a follow up email right away from a nice AR goddess telling me I'm good to go. :)

Wow the transformation is night and day! You really have a gift for decorating and making a home look beautiful. It really allows for the buyers to see the potential that a place can have and you certainly bring that out! Thank you for sharing!

Wonderful job Kim. I loved the way you pulled the fireplace colors into the rest of the room. This is just another great example of how staging really helps to sell a house quickly.

Kim - I'm sure these buyers had visions of sugar plums, warm, family nights in, home made meals and warmth and love when they viewed this staged home.  You added so much personality to this home.  Buyers are less than impressed with cold, empty spaces, and inspired by homes filled with tasteful furniture, decor and colour.  Great, great job!

Thank you, Teri. That fireplace was an easy inspiration piece - love it when we can accentuate a key selling feature of the home.

Hi Sally! I couldn't agree more. When buyers look at a vacant and then tour a staged home they quickly forget about the empty space and remember how they felt in the cozy, inviting staged home. Thanks so much for those very kind words.

Hi Kim - I haven't been in the Rain in the last 3-4 weeks and missed this amazing staging job! We have very similar taste and I have the same art (in the kitchen area), bedding and even the small table in the living room! You really made this a warm welcoming home with so much appeal. The difference is night and day! You are truly a talented designer!

Kim - I somehow missed this post, too!  You really captured the buyer's emotions with this beautiful stage.  It's not just about adding furniture, but the little nuances as well.  My heart was melting at the colours and textures and the updated industrial chic touches you chose.  Beautifully done!
