I am located in Valencia & Santa Clarita, California and when asked the buyer's closing costs my answer is between 1 - 11/2% depending on the closing date.  Also any lender fees will be added.  It is also best to inform a buyer that they will also be responsible for the cost of the appraisal and home inspection.

Tony, I explain the same thing, that separate from commission, they should budget 1 to 1.5% for closing costs.
