HOW’S MY NEIGHBORHOOD?
White Tail Pond is a very desirable area in Liberty, as proven by the low 71 average days on market for the homes sold this year. Five of the solds are brand new builds, and 3 sold in under a month. The average price of a home in White Tail Pond is $182,340 (up from $174,500 in 2011, showing a 4.4% increase).
SO, HOW’S THE LIBERTY MARKET?
After a dip in 2011, Liberty’s median prices are up all but 2 months so far in 2012. The average sales price in Liberty is $151,000 with a good days on market trend, down to an average of 86 days (compared to 106 in 2011).
Trends for 2013 are looking to be up. Rates are still so low that buyers are still looking to move up and take advantage of rates in the 2s and 3s. With so many buyers entering the market in 2012 to buy the deals created by foreclosures, there is expected to be a housing shortage in 2013, helping the market prices to continue to rise and create demand for late-arriving buyers who have been sitting on the fence and looking for the “bottom” of this market (which passed us by earlier this year).
