There are two areas to Homestead and Homestead Estates Subdivision. Homestead is the manufactured home section of the neighborhood and Homestead Estates is the stick built part of the subdivision.
Affordable Living in Montrose, Colorado, Homestead and Homestead Estates. In 2011 the average days on market (DOM) for Homestead Estates was 93 and the average sale price was $125,400. This year the average DOM has dropped to 79 with the average sales price at $125,680. So the average selling price is staying about the same, but the demand for homes in this neighborhood is increasing. There are currently several active listings on the market with an average list price of $131,350. The homes in Homestead Estates were built starting in 2004, so they are all fairly new houses. There are ranch and two story designs with all of the floor plans having at least 3 bedrooms.
In Homestead, the manufactured home section of this subdivision the floor plans vary quite a bit, but all the houses are manufactured with bedroom counts varying quite a bit. Some models date back to 1994 with many newer models available as well. In 2011 the average DOM was 91, but very few properties were for sale and there was only one sold property in the neighborhood that year. The average selling price was $71,200. In 2012 the market has changed quite a bit for Homestead. The average DOM is 124, but the average selling price is $84,706 with the average listing price at $87,750. Demand has increased in this area, and there have been quite a few sales over the course of 2012.
There are nominal HOA dues in both areas of the subdivision which help pay for park maintenance.
Both Homestead and Homestead Estates have been hit hard with foreclosures and this is a great opportunity for a qualified buyer. Talk with a lender and get pre-approved to take advantage of an opportunity in this wonderful neighborhood.
