Don't Maintain Your Home for the Next Owner

It's funny how sellers will make repairs and upgrade their home when it is time to sell.  I know repairs and upgrades are necessary to improve the property so that it will show well and help the home appeal to the most number of potential buyers.  What I find funny, is that people have lived with broken things and outdated features for so long, but are willing to make the investment when it is time to sell.

It is too bad home owners don't invest as much in their home over the years as they are living there so that they can actually enjoy all the benefits.  Why wait to improve your home so that someone else can enjoy it?

Some time ago, I was working with buyers who wanted the seller to replace this cracked counter top.  The seller agreed and was so upset with herself for not having repaired it sooner.  It turns out it really did not cost nearly as much as she thought it would, and instead she had lived with it for 9 years!

Maintain your home and make repairs right away.  It costs less in the long run, and you can enjoy the improvements now instead of gifting them to the next owner.

Laura- truer words were never spoken!  So many updates/repairs that need to be made are looked at as "extra expenses" that a seller doesn't want to make on a home they're going to sell.  Why not make them while you're living in the home so you can enjoy them.

Laura  Strange how we allow ourselves to accept the dripping faucet, cracked sheet rock or counter tops.  I found one cracked counter top by moving the Peruvian textile cover.  When a home is furnished I'm looking behind pictures, rugs...whatever to find that little something they were 'comfortable' with....hiding!

Laura -- I have wondered about this myself.  I guess folks are in denial that there will come a time they will want to sell and they want to save money for a rainy day.

Hi Laura, It amazes me how people can deprive themselves and then fix things when it is time to sell, at that time they resent the money they are spending!
