SMELL - SIGHT - SOUND

 

 

Okay, So you walk into a great  home, beautiful area, nice landscaping, home is beautifully decorated, has all the amenities that you or your client needs.... and it smells so bad that you just can't take the time to look through the house to determine if it is the one for you or not...   

BE CONSCIOUS OF SMELLS - Worst Contributers!!

Food - You may think that garlic, curry or onions smell good.... but believe me, those who look at your home may not....  Be aware of what you cook prior to showings or open houses...

Pets - We as pet owners, sometimes become accustomed to the smell of our pets.  If  you have any doubts, bring is a friend  you trust that does not live with you to see if they can smell Fido or Felix... 

 

It is a good practice to have something good smelling, cooking or baking.

Bread or cookies are a good thought... Makes the house smell like home.

If you are not baking, a few drops of Vanilla on a cookie sheet, put in the oven for a short time, will give the smell of baking... (NOT TOO HOT AND NOT TOO LONG- BE CAREFUL- FIRES CAN START OR IT MAY BURN--- ALSO A BAD SMELL)

 

 

It is always a good idea to have some nice music playing in the background.  Make is easy listening music or something classical.  Though you may prefer Heavy Metal, Rap, Rock or anything else, they are not soothing and do not add to the ambiance of the home viewing experience...  

 

 

 

Make sure that the home is a clean and clutter free as it can be.  Put away your personal items... those who are looking at your house are looking for themselves.  The need to be able to envision their personal items in your house, not yours.  They also need to be able to feel as if the home is inviting. 

 

Remember, you only have one chance to make a good first impression.  The more senses that get involved in a positive way when someone is seeing your home, the better....  

Sight, Sound, Smell, Feel..... 

SO.... 

If you did some baking, as stated above for smell....... Leave some out for the guests with a note for them to help themselves!!..  Hit the TASTE as well.

Great advice Darren, cooking smell and pet smell are the worst not to mention cigarette smoke..YUK!

Darren - great reminders for sellers!  A lot of times, our noses get used to "our" smells, but they're offensive to others - pets, food, etc.  What a shame to lose a sale over something so preventable!
