Mobile devices have changed the way we do everything. REALTOR.com® mobile apps now include Collaborative Search, a feature that brings a personal touch to electronic interactions by letting agents invite consumers to collaborate with them with a personally branded version of the REALTOR.com® app.  This is available for IPhone and IPad now, and Android by end of year.

Here are some of the exciting new features:

  • Agents can manage multiple clients from the agent-enabled version of the REALTOR.com® mobile app.
  • Consumers can send their agent appointment requests and ask questions about listings.
  • Agents will also be able to suggest new listings, and alert their customers about new opportunities through real-time notifications.
  • Because every home is different, agents can understand exactly what their customers think by sharing ratings, conversations and notes that get saved as part of a listing’s history.
  • Agents can stay on top of what their clients need, anytime, with alerts delivered real-time to their mobile devices – even if the REALTOR.com® app is not open.

Finding a home is much more than finding a 4 bedroom, 3 bath colonial.

It’s finding a place to spend a lazy Sunday drinking lemonade on the porch. It’s watching the kids unroll paper towels down the length of the hall. It’s barbeques with friends in the summer, and listening to raindrops on the roof in the fall.

An even better option would be to get them on your personal real estate site and completely off the third party companies trying to sell you leads with your inventory. Unfortunately the fact they are on Realtor.com itself could potentially cause you to lose that client. One main issue Realtor.com has is that it does not show properties under contract. I can't tell you how many buyers call who are upset because they feel mislead after numerous calls only to find out the homes are not available. In addition by routing your clients to sites like Realtor.com you are empowering them to have greater results on Search Engines. If you look at google, who pops up on the top of the lists, Trulia, Redfin, Zillow, Realtor.com. Utilize your broker tools, for example, Keller Williams has a mobile app that just came out and it really isn't that heavy of a cost to have your own developed. I am sure the other big companies have them or are in the process of getting these created. I know our MLS board even has one that can be utilized although I have never looked into it.

I agree with Raymond Kennedy's comment I have received dozens of leads from Zillow, Realtor.com, REDFIN, and Trulia.

Your own personal app is key.  Keller Wiliams will be launching an app for every agent in the company in January.

I am working on getting an app made.  The only reason I have held off is because I have a blackberry, and it seems that there are very few blackberry friendly ones.

Give it a try and let us know. www.realtor.com/collaborate (there is a feedback tool in the application.) The concept is that your customers are likely to be continuing to search the big sites and using the associated mobile applications even though they are working with you. This particular app is designed to help you keep these customers coming back to you vs. generating a lead for someone else when they find something. It is not a lead generation product. It fits in that segment of the buying cycle where hopefully they have chosen you and will bring properties to you when they find them online instead of going off to look at homes with any agent they come across. As pointed out above, one advantage of this data set is accuracy - the listings are updated vey fifteen minutes in most cases. But do know we built it to help you keep your customers close and loyal.
