Reasons To List Your Home Over The Holidays... And Reasons Not To...

Most real estate agents will tell you it's always a good time to list your home for sale.Listing a home in the Holiday Season in the Iowa City area The question is - Is it really? Does it really make sense to list your home for sale over the Holidays when you know the buyer pool will be smaller? After all, many buyers will postpone their home buying plans until after the Holiday Season. What are the chances of the right buyer coming by and putting an offer on your home?

There are no easy answers to those questions so let me throw out a few things to think about. The most important factor is that listing a home is a disruptive, intrusive time and definitely not something you want to do if you're not committed to the idea of selling your home. Notice that I do say motivated the sell your home. That's because at this time of the year if you do get showings they will be motivated buyers. Buyers who shop for homes in the Holiday Season are not time wasters or tire kickers. They're not browsing homes to get decorating ideas - Buyers who view homes during the Holiday Season Want to Buy a Home.

There is one other big up side for you as a seller too - The inventory of homes on the market in the Iowa City area is much lower at this time of the year. What that means is that you will have less competition. This is true in many neighborhoods, there are even some neighborhoods, (particularly in North Liberty), where the transition to a sellers market is in full swing and there's a real shortage of homes for buyers to choose from.

Ultimately, the answer to the question of whether you should list your home in the Iowa City area over the Holidays depends entirely on your personal situation. If tidying up at short notice and leaving for showings is not a problem for you AND you are a seller who is motivated and wants to take advantage of the opportunities offered by listing your home over the Holidays, then you should go for it.

Denise.  We can't do enough to get the word out.  Most consumers wouldn't dear think of putting their home on the market, but we know most of the time they are not well informed.  I'd say your blog has given them something to think about.

I agree. Sellers need to have all the information laid out in front of them. There are reasons for and against listing a home over the Holidays - Sellers can't make good decisions unless they have all the facts!
