Hi Scott,

Don't know how long you have been associated with Vero Lake Estates but there was a fantastic "turn" in  the fall of 03 when hundreds of small home lots appreciated from the $5,000 to $7,000 range to $25,000 to $35,000 in the span of a few months.  There was a feeding frenzy going on.  Believe the roads need to get paved and sewer and water installed throughout before the next significant leap may occur.

It is my belief that the Vero Beach's 55+ Vista Royale condominium community is presently under valued in a similar fashion.  My opinion is that many of the condos offered for sale there today are currently undervalued by 30% or more compared to like 55+ communites located on coastal Florida communities from here all the way down South and around and North to Tampa!

This is great info. What if a person owns a horse and wants it with them? Is there a place for that also for a person from Maine who might like a retreat when the snow is too deep here or when the temps are too cold for me.

The answer is a resounding yes!

Vero Beach is located pretty much where the tropics begin.. if you're heading south. We are the last coastal community to be nudged by sprawl and development as it moved north. Imagine the soutern part of Florida being shaped like a wine glass. This is where the wine level is. This has had great advantages. We have always benefited from the latest and greatest "state of the art" in planning and infrastructure, building codes, etc. We are benefiting (much) from the latest "managed growth" political momentum too. And, this county remains a rural community for the most part where, after tourism, and not including construction, citrus and cattle are still king. We have several equestrian communities, boarding stables, and several polo grounds.
