Good day to all!

Small updates to your home can go a long way in helping sell when the time comes. You may think it's not a wise investment but painting the exterior of your home can really make the difference between something as simple as getting your house showings when customers are house-hunting. Curb appeal is huge in any given market where there are hundreds of homes for buyers to look at for sale. I have personally shown over 575 homes in 2012 to buyers!  My average buyer looked at 20-35 homes before buying the perfect home….first impressions start at the curb.

You want to make sure your home will make a great impression to potential buyers!

Waiting until you want to sell to do updates can be overwhelming to tackle all at once and disheartening.

I can’t tell you how many sellers I meet with and make suggestions to get the highest dollar in the shortest time with the least stress possible and they almost always say, “I wish I had made these improvements years ago so we could enjoy them!”

Consider making updates during off-season when your local painters, roofers, plumbers and contractors may not be as busy and more willing to negotiate a better price. Many home improvement businesses even offer no-interest financing for short periods of time. 

Many homebuyers don't realize how something as small as changing out an old light & bath fixtures with a newer one purchased on clearance at your local hardware store can contribute to your overall look and upkeep of your home. Best investments for the dollar are a new front door. Kitchen updates…tile backsplash-stainless appliances-counter tops and flooring, don’t forget baths are on the list of best investments too!

HGTV has started to run hour long episodes of House Hunters where couples buy older homes that may cost less than newer homes leaving a little wiggle room in your budget for renovations. Older homes are often in better locations to town centers & jobs and can often be overlooked gems!

Let's face it.. Driving up to a nice home really reminds us all that one of the things we work for is our home, the biggest purchase many of us will ever make in our lifetime. Call me if you want best investment suggestions for resale.
