The housing crisis is in full bloom in florida; yesterday's paper declared that our "Housing Market is worst in Nation".  Yet, sellers resist.  Later today, I'm expecting an offer that would be another $20,000 below the present list price.  Everything else about the offer would be good (quick close, preapproved buyer, etc.)  and I still had to convince the seller that the price is good, given the market we're in.  We've had no other offers to date & I'd be surprised if any other offers would be received.  Meanwhile, the seller is looking to relocate to a state that has appreciating housing value--so she owns in a declining market, wants to buy in an appreciating market, and still hesitates. 

I finally told her:  "This (sales process) would end...you'll be able to move on to the next phase of life.  Many analysts are predicting further price declines.  This buyer is strong, motivated & needs a place quickly.  I know you'd like more money but it could also be far less. This way you could focus on your next home." 

Sometimes you have to convince people to see the glass as "half full rather than half empty".

I think you are correct.  Sellers are having a hard time realizing this.

I definately agree. I've already come across a few agents who have told me that the sellers turned down offers 6-10 months ago that were much higher than their current asking price! I finally told one agent how being a seller in this market is like playing deal or no deal. If you want to get greedy and say no deal, you could lose it all and eventually end up bringing money to the closing table! I say take the deal!!
