A Realtors® Adventures in Buying San Antonio TX New Construction-The Pre-Drywall Inspection


Some of you may or may not know that I, a San Antonio TX Realtor®, am purchasing a New Construction home in San Antonio TX.  I thought it may be fun to show everyone, that just because I am a Realtor®, I get to go through the same thing as any consumer would when trying to purchase a San Antonio TX home for sale, new or otherwise.  

As a consumer looking for a home to buy in San Antonio TX, I get to navigate the home buying waters such as finding the neighborhood, deciding on buying new or pre-owned, getting qualified for a loan and, since I am buying new, I get to watch the transformation of my home from week to week.  One of the things that I always stress to my clients buying a San Antonio TX home for sale is the Inspection process.  It is so important to get an inspection and with San Antonio TX New Home construction, a home buyer gets the advantage of getting a pre-drywall inspection done.  

Pre Drywall Inspection

You may ask why is that an advantage.  Well, in my opinion, this is the ONLY time that you are able to actually get an independent inspection done when everything is VISIBLE.  When the drywall goes up, that's it folks..what's behind there is behind there and if there is something wrong, you don't get to find out about it until something very costly goes wrong.  So...while the drywall is not up, and the wiring, plumbing and duct work is visible, get the pre-drywall inspection.  This could end up saving you thousands of dollars later.

But Brenda, the builder said they have all of these city inspectors and engineer inspectors come and make sure everything is up to code and that's absolutely FREE.  Yes, you are right, they do that...however, a city inspector or engineer inspector are only looking quickly whether this or that is up to code...I am not saying they don't do their job thoroughly, but an Texas Licensed Independent Inspector that you hire, is going to be looking for those things that benefit you....

And the best time to get it fixed is BEFORE that drywall goes up.  Don't just listen to me..check out what my Inspector Perry Zelner from A-Integrity Inspections says about the importance of getting a Pre-Drywall Inspection.  


Additionally, during the pre-drywall inspection, you get educated about certain areas of your home that you normally wouldn't be on the final inspection.  For example, while going through the home today, the inspector pointed out to me the pink goo that is around all the lighting and sealing everything.  This is a fire blocker goo (not the technical name for it), but if a fire were to break out, this prevents it from escaping and entering upstairs.  He pointed out that duct work was sealed and set properly. We also discussed things like access to the Jacuzzi tub and changing lights that are really, really high up.  These things you aren't thinking about when looking how pretty the model homes are, but when it becomes your home, when you need to change that lightbulb..it's going to come up.  I also learned where my A/C drain into and how this black, plastic looking roofing material helped to insulate my home...

My San Antonio TX New Home Construction pre-drywall Inspection went really good.  There was nothing major found, but....a few minor things were found and now I have the opportunity to get to the builder and request them to fix it so that it doesn't become an issue later.  

It's important that you know as your San Antonio TX Realtor®, I practice what I preach and since I preach inspections to my clients...I got one done.  Now that the pre-drywall inspection has been done, I will get with the builder, discuss the things I need to and up goes the drywall...

and soon, I will be the owner of a New Construction home in San Antonio TX!!
