South Ponte Vedra, FL is just south of Ponte Vedra Beach, FL and is north of St. Augustine, FL and includes areas and includes Nocatee, a relatively new area of new construction and elaborate amenities an Palm Valley which has a lot of waterfront properties on the Intracoastal Waterway.

 
Prices are on the rise there over last year with a 4.2% jump in home prices from $280,000 to $291,665 this year. Days on the market (DOM) are down from 147 days last year to 93 this year.

 
Again the volume of homes for sale has declined from 559 down to 439 this year. This is a 21.5% decrease because sales are strong in this area.

 
Great public schools, tons of golf courses, wonderful amenities abound. There is oceanfront on A1A, ICW homes, and some new roads to make ingress and egress easier than ever to the Nocatee area.

Nan, sounds like your market is improving with prices up, DOM down.  Fewer lisitngs will continue to firm up prices. I don't have a clue what AIA or ICW are, but I like oceanfront.

The new construction is west of the Intracoastal Waterway but not terribly far from the beach.
