The Almaden Valley real estate market showed a marked change from Thanksgiving week. The number of single family homes available for purchase has dropped to an amazing 31 from the already historically low 36 of last week. Meanwhile, the number of total single family listings that are under contract decreased from 49 to 48 over the same time frame. Inventory hasn’t been anywhere near this low in many years. Buyer interest remains incredibly high; this time last year we saw the number of listings under contract between 35 and 40!
I’ve mentioned in the past how quickly properties I have represented have sold; frequently within days of being put on the market. I’ve even seen properties sell BEFORE being put on the market!
