The San Juan Capistrano real estate market continued its upward trend in November 2012 with 36 closed sales which was a 20% increase over last year’s sales volume. The month-to-month change was flat which was expected given a reduced inventory of homes for sale in San Juan Capistrano! Buyer demand for San Juan Capistrano real estate continues to be high – as of December 3, 2012, roughly half of all available listings in San Juan Capistrano are under contract. Here are the highlights for the month:
• 36 homes in San Juan Capistrano sold at an average selling price of $751,472 – sales volume increased 20% and sales prices increased by 26% over the previous year and averaged or $270 per square foot.
• The average asking price of these homes was $768,469 – selling at 98% of list price. The minimal reduction in final selling price is yet another indication of the strength of the current market, and lack of available inventory.
• Selling prices varied from $170,000 for a 2 bedroom condominium to a high of $3,350,000 for an Aguacate area estate (includes attached and detached homes).
• 27 of the 36 homes that sold were standard sales and 7 were distressed sales – either short sales or bank owned foreclosures. This continues the downward trend we are seeing in distressed home sales.
•November 2012 sold homes averaged just 66 days on market. This is down from 77 days on market in the previous year. Additionally, standard equity sales averaged just 56 days on market reinforcing the fact that we have a strong seller’s market in San Juan Capistrano.
