November Property sales were 89, up 9.9% from 81 in November of 2011 and -19.1% lower than the 110 sales last month. November 2012 sales were at their highest level compared to November of 2011 and 2010. November year-to-date sales of 1,114 are running -0.2% behind last year's year-to-date sales of 1,116.

December 2012 Real Estate Prices - Greeley CO

The Median Sales Price in November was $163,000, up 31.5% from $124,000 in November of 2011 and up 1.1% from $161,200 last month. The Average Sales Price in November was $172,524, up 21.3% from $142,235 in November of 2011 and down -2.5% from $176,988 last month. The November 2012 Average Sales Price was at highest level compared to November of 2011 and 2010.

December 2012 Real Estate Inventory - Greeley CO

The Total Inventory of Properties available for sale as of November was 440, up 9.7% from 401 last month and up 7.8% from 408 in November of last year. November 2012 Inventory was at a mid range compared to November of 2011 and 2010. The Average Days On Market for November was 58, equal to 58 days last month and down -22.7% from 75 days in November of last year. The November 2012 Average Days On Market was at its lowest level compared with November of 2011 and 2010.

Mixed results and the expected seasonal slowdown leave us with few useful clues about what to expect from the Greeley CO real estate market next spring. The sales decreases are a bit less than in the past two years, and prices are still trending upward, but the low inventory numbers will be a continuing concern - more homes are needed on the market in order to restore some balance.

Nonetheless, we remain optimistic about a recovery in the housing market taking a stronger hold in Greeley in the coming year. I wonder why at this time of the year inventory is up by so much?  Yet, days on market has gone down.  People must be realizing that homes are definately selling dso this must be the time to list.  Hope you get alot of the listings.
