December 2012 Real Estate Sales - Windsor CO

November Property sales were 39, up 5.4% from 37 in November of 2011 and -15.2% lower than the 46 sales last month. November 2012 sales were at their highest level compared to November of 2011 and 2010. November year-to-date sales of 601 are running 32.1% ahead of last year's year-to-date sales of 455.

December 2012 Real Estate Prices - Windsor CO

The Median Sales Price in November was $290,000, up 11.5% from $260,000 in November of 2011 and down -1.7% from $294,950 last month. The Average Sales Price in November was $326,548, up 15.1% from $283,612 in November of 2011 and up 10.0% from $296,792 last month. The November 2012 Average Sales Price was at highest level compared to November of 2011 and 2010.

The Total Inventory of Properties available for sale as of November was 252, up 2.9% from 245 last month and up 2.9% from 245 in November of last year. November 2012 Inventory was at a mid range compared to November of 2011 and 2010. The Average Days On Market for November was 53, down -28.4% from 74 days last month and down -22.1% from 68 days in November of last year. The November 2012 Average Days On Market was at its lowest level compared with November of 2011 and 2010.

While the market data continues to show a seasonal slowdown for Windsor CO, it is interesting to note that the effects are of a smaller magnitude than those experienced in other Northern Colorado communities. The sales decline is offset by an average price increase and steady inventories, which also actually declined less here than elsewhere. While we will have to wait for spring of 2013 for a clear indication of where the Windsor market is headed, there is a lot of reason to be optimistic about the likelihood of a steady recovery.

And the winter market, while slower, will still provide some excellent opportunities for buyers looking for nice, well-priced homes, assisted by favorable interest rates. Those sellers who price their homes competitively and prepare them properly are likely to attract some interest.
