Homes Selling Quickly Across the Country

As the real estate market continues its upward trend across the country, it is not surprising to hear that single family homes are selling much more quickly. According to the California Association of Realtors, homes sold at an average 95 Days on Market, compared to 107 Days on Market. In the city of San Juan Capistrano where my office is based, homes sold at an average 66 Days on Market in November 2012, compared to 77 Days on Market the year earlier. With all this said, some markets are hotter than others but two things are very clear: 1) It's a very good time to be a seller with prices up sharply and homes selling quickly, 2) It's also a good time to a buyer with interest rates at record lows but competition to buy is intense and buyers need to work with a very good real estate agent and be prepared to move FAST!

Hey David,

The good ones are moving FAST here in Georgia.  The ones needing extended repairs tend to sit a little while longer.  Anything built before 1980 tends to sit a little longer in metro Atlanta.  Good graphic.

Hi David -

Great news to share!  We need to make the public aware that homes do sell 365 days a year and that winter is a great time to list one's home too.  No need to slow things down now... The serious buyers are still out on the hunt taking advantage of these low interest rates.

Hi Jordan - sure looks like we have strong markets across the entire country! Thanks Dave

Hi John - agree - there is so much pent up buyer demand that sellers can sell a home very well over the holiday/winter selling season - no need to wait until spring. Regards Dave

Profit from my two decades of experience

David-It really is a pretty good market in most metro areas across the country, finally. Up in the Northwest we just need some inventory. Which typically starts to ramp up in the first of the year, I'm sure your experiencing the same thing  in the Orange County area?

Best-Adrian

Hi Adrian - we have the same issue you have - lack of inventory is the single biggest issue we have right now. Hope you are right that this will improve in the new year!! Regards Dave

Dave, THe housing industry is improving across the board and althought some pockets are having shortages and others are not, it is a good sign that better things are to come.

Hi Debbie, yes home prices are recovering. We have a major issue here in terms of lack of inventory. Cities where you may normally see 30-50 active listings for homes under $500k now have only a few - it's a feeding frenzy when a new one comes to market!! Regards Dave
