The Four Pillars of Selling a Home

With experts claiming that the housing market is showing signs of life due to increasing sales reports, more and more homeowners are beginning to consider putting their properties back in the market.

Before you make that move, here are four important things you should bear in mind to secure that sale:

Access

A seller should be willing to give almost infinite access to potential buyers if they are serious in selling. Most prospective buyers often appear with as little as a half hour's notice so always prepare for such situations. Any restrictions to showing the home will result in fewer buyers which could result in a lower price, a longer time on market or both.

Condition

Keep your house spic-and-span. Condition goes a long way in determining whether or not a house sells. Bringing in a professional stager is the ultimate answer. If that is not possible, the seller should at least be willing to remove all the clutter and ‘throw on’ a fresh coat of paint where necessary.

Mortgage Options

Some owners find it difficult to give a first mortgage to a potential purchaser. However, there are other mortgage options they could consider. Allowing FHA financing is an example. Perhaps, they would be willing to help the buyer out with a seller’s concession. The easier it is for a purchaser to finance the home, the greater the chance more buyers will be interested.

Price

Depending on local market conditions, many buyers may not offer the full asking price the first time around. In a buyer's market, you'll need to determine what is most important to you - price, moving date, keeping the appliances - and get the best deal possible. That said, the first offer is frequently the best offer, so don't be unreasonable. In a seller's market, expect to get close to your asking price or over in a very short period of time. But be careful: Pricing your home too high could keep it on the market longer than you wanted, causing you to have to drop the price later anyway
