What About Bringing ME Along on Your Next Presentation?

Each of us is really good at at least one thing in this life. If being a RE agent is one of yours, I believe you. Decorating, and Home Staging are some of mine.

Would it be hubris to suggest bringing me along, letting ME talk to your prospective buyers and sellers about both the aesthetics, and the practical part of the move they are contemplating? Seeing what needs to be done, and kindly, but directly discussing ideas and options with people is what I do.

Might it be intrusive, or intimidating? Tell your clients beforehand that I am part of your team, part of your service package.

Perhaps you're concerned I'd overstep, or say something stupid? Well, if you met me first, you could tell me how you'd want it to work, and fill me in on the meeting. And you'd know more about who I was and the work I do.

You're waiting to talk to them about this AFTER you get the agency agreement? REALLY? Saying the hard but necessary things to a prospective client does not get easier when you put it off.

Don't want to insult them? Would you like to know how many new clients I meet on my own who tell me they wish their agent could discuss this with them? Buying and selling is serious business, your prospective clients would almost certainly welcome an open and easy discussion with a nice and knowlegable home professional...even find it...ummm...REFRESHING!

Oh, I get it...

What will it cost? Let's talk...fill me in, then bring me along(live, or via Skype for remote consults) to meet your next prospective client. We'll both decide if it's a good fit, and that'll be part of the conversation if we decide to move forward.

Every new meeting is an opportunity to learn something new, every day we have the choice to do something better than we did yesterday.

I want to meet and work with more RE professionals who are committed to succeeding. Who can take a deep breath, and look at what didn't work. Hi Marie,  This is such a great idea.  I would say you should show up at the end of the appointment though.  The only thing I would worry about is if the sellers aren't ready to sign at that point, they will pepper you with questions about staging and may not sign with the Realtor you are accompanying.  Either way, it would be a great marketing plan for you.  Wish you were closer.  I'd do it in a heartbeat.

BELINDA!  Listing presentations are about exchanges of information, establishing credibility, answering questions, and defining a relationship. It works the same way with me, you have to answer some questions...if it's a good fit, more will surely follow. The parameters (how long I'd stay/participate, when I'd leave) are  discussed with, decided by the agent beforehand.  When I see an agent and I will be a good fit, and they see we are successful, everything else ALWAYS falls into place.

Love the graphic and your idea is not the third wheel, but a new set of eyes.  While agents can and do make suggestions, on a listing that might need a little refreshing prior to coming on the market, a professional home stager is a good idea.  I like Belinda's idea about coming in at the end of the inspection, or perhaps the agent suggesting that as part of the listing, they will provide a 1-hour consult.  If I were a listing agent and had a property that needed to be refreshed, I'd say, "Hey, when you list with me, my stager will come in and meet with you for an hour."

If agents only knew how many times I've been told by sellers "wish my agent had suggested staging" or "wish we had done this before listing!"

I work well with agents that want to work with me, and are committed to being successful.  I do, already, as a matter of course go in after, as part of the listing deal, but since angents tell me how hard it is to get listings, seems coming in at the very beginning 1) ensures how a property looks is an important part of the conversation and 2) could, in fact help set 'my' agent apart from the others.

@ Sharon-too many are uncomfortable discussing, even bringing it up. That was the point here.  This doesn't make me an intrinsically better person than anyone else, it's just what I do. Let me do the dirty work, maybe I could even help secure the listing!

It is a great idea, Marie. People are drawn to visually appealing design. Make sure that you are defining your value added benefits specifically to each individual and that you thoroughly explain "what's in it for me" when asked by those with whom you are seeking a partnership or recommendation.
