Do not buy or rent a condo at the Belvedere in Salt Lake City until you read this. Buying a condo at the Belvedere in Salt Lake City can be a good choice, but there are a few things that you should know first. I am going to give you the good, the bad, and the ugly.
Overview
The Belvedere Condos in Salt Lake City used to be a hotel. It was converted into condos years ago and that is why some of the units have unusual floor plans. As far as the building goes, it is one of the coolest and most unique old buildings in the downtown area. With decent amenities and a relatively low HOA fee (which I have heard will soon be raised), the Belvedere Condos can be a good choice.

Location
The Belvedere Condos are located at 29 S State St, Salt Lake City, right next to the new City Creek Mall in Salt Lake City. The new Harmons (which is amazing, by the way) is just around the corner, the Gallivan Center is a block away, temple square it within a block, and just about all of the other downtown SLC attractions are a stone’s throw away. As far as the location, you can’t beat it. It is right in the middle of everything.
The Good
Besides the location, the Belvedere Condos have some other good points. The common areas, like the entryway and the hallways, are well maintained and classy. Standing in the entryway makes you feel like you’ve gone back in time to a 1920’s hotel. The Belvedere does have some amenities, the big one being a party room on the main floor that can be reserved for private parties. It is a big room with a kitchen, bathroom, piano, and couches. The building appears to be well maintained.
The Bad
Parking. There is no good solution to the parking situation at the Belvedere. There is no parking garage or parking lot. Home owners at the Belvedere in Salt Lake City need to pay extra to get a parking spot at one of the nearby parking garages. One spot at one of these garages is going to be an extra $60-$80 per month.
Also, some of the units are incredibly small and some of the floor plans are a little bit odd. You can tell that these were converted into condos after the fact.
Price
You can pick up one of the small studio units for as little as $100,000 at times. Most units will range from $150,000 to $250,000. Price per square foot ranges from $200/sq ft to $350/sq ft.
Summary
All in all, these are nice condos that are well priced but they are low on amenities. The HOA fee is reasonably low but the parking can be an issue. The location is unbeatable, though, and makes the Belvedere Condos in Salt Lake City worth serious consideration.
