I was on my way back from Manitowoc after selling some multi family properties today, and along the way I took a call from one of my clients. He was happy about his multi family additions to his portfolio last year and I asked him if he remembered to put his properties into an LLC. He had forgot. I reminded him to write a note to himself and make sure to get it done next week.
I then talked to others and reminded them. They read my posts occasionally so I thought I would write a note to them here reminding them. This is important.
Another problem I also encountered recently was the ones that needed to write their tenants at the beginning of the year before the applicable ones renewed their leases with their tenants. It was just as important to give notice that their rents, per their leases, were going up so they would not have tenants with surprises at the last moments.
As trivial as it may sound eight units here, and four here, at an adjustment of twenty five dollars per unit per month may not sound like much, but when it is added up it adds up to a significant amount.
