November Property sales were 17, up 240.0% from 5 in November of 2011 and 30.8% higher than the 13 sales last month. November 2012 sales were at their highest level compared to November of 2011 and 2010. November year-to-date sales of 154 are running 26.2% ahead of last year's year-to-date sales of 122.

The Median Sales Price in November was $274,900, up 22.3% from $224,860 in November of 2011 and up 27.8% from $215,130 last month. The Average Sales Price in November was $295,841, down -13.8% from $343,172 in November of 2011 and up 0.7% from $293,928 last month. The November 2012 Average Sales Price was at the lowest level compared to November of 2011 and 2010.

The Total Inventory of Properties available for sale as of November was 117, up 4.5% from 112 last month and up 20.6% from 97 in November of last year. November 2012 Inventory was at highest level compared to November of 2011 and 2010. The Average Days On Market for November was 61, down -50.0% from 122 days last month and down -28.2% from 85 days in November of last year. The November 2012 Average Days On Market was at a mid range compared with November of 2011 and 2010.
As a small community, Berthoud's real estate market is strongly influenced by the surrounding larger cities, so changes in the data are not necessarily indicative of trends, particularly when they run counter to what is going on in the region. Interestingly, while most of Northern Colorado is experiencing a seasonal slowdown, Berthoud's sales, price and inventory numbers all increased in November. We're not reading a lot of significance into this at this point - the numbers are relatively small and probably anomalous in nature.
Nonetheless, we're optimistic about an on-going recovery of the housing market. Berthoud does enjoy a favorable location for regional commuters and has a nice inventory of well-priced homes and small acreage properties, so we expect it to continue to attract buyer interest. And, as always, those sellers who price their homes competitively and properly prepare them can expect that interest to be directed toward their homes.
