December 2012 Real Estate Sales - Johnstown CO

November Property sales were 31, up 24.0% from 25 in November of 2011 and -22.5% lower than the 40 sales last month. November 2012 sales were at their highest level compared to November of 2011 and 2010. November year-to-date sales of 375 are running 35.4% ahead of last year's year-to-date sales of 277.

December 2012 Real Estate Prices - Johnstown CO

The Median Sales Price in November was $215,000, up 13.7% from $189,045 in November of 2011 and down -0.6% from $216,228 last month. The Average Sales Price in November was $234,632, up 12.3% from $208,959 in November of 2011 and up 0.9% from $232,549 last month. The November 2012 Average Sales Price was at highest level compared to November of 2011 and 2010.

December 2012 Real Estate Inventory - Johnstown CO

The Total Inventory of Properties available for sale as of November was 148, up 21.3% from 122 last month and up 13.0% from 131 in November of last year. November 2012 Inventory was at highest level compared to November of 2011 and 2010. The Average Days On Market for November was 50, up 8.7% from 46 days last month and down -20.6% from 63 days in November of last year. The November 2012 Average Days On Market was at its lowest level compared with November of 2011 and 2010.

While sales slumped in November - an expected seasonal slowing - prices have continued their upward trend, and inventories grew as well. Overall, the market data is looking better for Johnstown CO than the previous two years, and we remain optimistic that this area will fully share in a recovering regional housing market in 2013.

Inventory growth - necessary to restore balance in the market - and the area's attractiveness to regional commuters, along with low interest rates and well-priced homes, will provide plenty of buyer interest, even through the slower winter months. And as always, sellers who properly prepare their homes for the market, price them competitively, and market them effectively, will be those most likely to find favorable response.

Being up 24% is fantastic, you sure to have a large seasonal swing in home sales. Last winter we did not have a winter and it stayed busy all year, with less homes on the market i am starting to see a decline for us which is more normal. We can not keep up a spring time pace for a year straight.
