Understanding Your Potential Buyer Can Make Your Home, a Faster Sale.

Projecting the right image is important for the sale of your home.  Understanding your potential buyer will make things go easier for you.  Selling a home in Evergreen Colorado is a targeted and specialized market.  We are making the following suggestions in order to make selling your home in Evergreen a process for success.

We have discussed some of the things you need to do in previous blogs.  This is more information on the same subject, just a bit more detailed.  Plus, understand your customer.

It is important to note again.  The more open space there is in a house, the more your potential buyer can imagine their belongings in your house.  So clear out the countertops, the dresser tops.  Put everything in storage.  Have all the surfaces that are flat like countertops and dressers, etc. and make them open and clean for the imagination of your buyer.

Make sure that the hallways and doorways are wide open.  No small tables or clutter.  They both need to be very clean and clear of any and all obstructions.

No magazines, no nick knacks, all boxed and stored somewhere other than your basement.  Store them off site.  The basic premise is to make your house as open as possible for the buyer to imagine their stuff in your home.  Keep your counters as clear as possible.

Smell, this is an area you need to be aware of.  Realize that when you live in a place, your nose adapts to the scents, a person who does not live there, the smells stand out.  The house cannot have a noticeable odor.  So if you smoke, ventilate the house and get the smoke smell out, and try to keep it out.   Pets have smells too; make sure that you have taken care of them to the best of your ability.  No cooking odor.  There really should be no smells that stand out.

The real estate community is finding that smell has a huge effect on buyers.  So make sure the carpet is clean and doesn't smell.  If you smoke, it may be time to put in a new carpet, or deep clean it to get rid of the smell.  Pets and smoking may need to be moderated until after the sale.   Consider having your vents cleaned.  Try to keep your smoking outside.

Keep in mind, if you live in Evergreen Colorado real estate, you can open your windows.  This will help move the stale air out and keep things fresh.  We will give more information in the next blog about prepping your home for a sale.
