A Watched Pot never boils or does it?
If you’re constantly eyeing a pot of water hoping it boils, it seems to takWaiting for a South Florida Short Sale Approvale forever to boil, doesn’t it? Does the same hold true for a Short Sale?

When you’re trying to get a home approved and sold as a Short Sale, each day we always seem to be waiting for the email to come or the phone to ring; anything announcing a new update, in hopes of that written Short Sale approval letter.

So does this popular saying hold true with Short Sales too? Well no, not really. You just need to know how to do it. Having been negotiating Short Sales for many years now, as a South Florida Short Sale Realtor, I’ve come to realize that you must stay on top of the Short Sale otherwise, you’ll have individuals at the Lenders side let you Short Sale simmer.

There is a fine line and art to “watching” a Short Sale. When negotiating a Short Sale you just can’t simply send in the request and forget about it, yet at the same time you can’t harass them to death. You must artistically follow up rountinely and know how to communicate with the staff of these Lenders who are likely handling a 100 other files just like yours. You’ll want to address them by name; one’s name is music to their ears. Greet them with a smile setting the field for a good working relationship. Let them know you understand their work load. Now this does not mean that you can let them walk all over you; if this doesn’t work, your persistence and determination will let you know what you need to do next, as your job is to get this Short Sale approved, as you’ve got a distressed Seller counting on you, as they really need to sell their home, as a Short Sale, to avoid foreclosure.

So does a Watched Pot never boil?
When it comes to Short Sales the answer would be go ahead and “watch it away”! One never, ever, quits on a Distressed Seller selling their home as a Short Sale. If you think you can’t muster watching the pot, then don’t attempt it to begin with.

Lynn: I found that telling them I was NEW at this and would they help me, and what about this and what about that, they would finally just want me off their back. Oh, and of course, calling every morning, emailing them, etc. But i was being VERY NICE about it this barrage, of course. I learned a lot, and got it done in record time.

It is so funny.  You always have that feeling when that approval letter should be rolling in the door.  You wait and wait and call and email, but it seems to come through on a busy Friday or on a vacation.

Short sales are not for the impatient!  If I get a whiff that a buyer is impatient, I try to smoke them out because I know they will not make it through the process.  Cash buyers especially have the hardest time understanding that although it allows them to cut to the front of the buyer line, it doesn't speed up the short sale approval process.  It does not pay to overstalk your processor/negotiator.  You do have to let them know that your file is not the one to neglect.  The work gets done ... but often not as quickly as we'd like.
