How can you help a first time buyer who has already gone on her own to all the new construction in the area ?

Prospective homebuyers should be aware that they may be signing away their rights to have their own real estate agent, when they sign in at new construction site.  It is the equivalent of being tricked into forfeiting the buyer' right to their own representation.  Check out Gita's post and share your experiences with her.

I do not blame buyers who start their search for homes on their own before working with an agent . When they decide to buy their first home they are so excited that they drive by neighborhoods and go and look at all the new construction as these are open all weekend so it is convenient to go and look.

The first thing builders require is for them to register their names and telephone numbers.

I have noticed that when we have open houses for resales many give us incorrect names and numbers but when it is new construction they  do not hesitate to sign in with their real names.

Once the builder's agents have their telephone number and email , they call the prospects regularly about price changes and incentives.This way they can establish that they are in touch with them.

In the mean time the buyers, who do not have any idea about home buying process decide to look for a home seriously and interview agents and sign with a buyer agent. The buyer agent spends time educating the buyer about home buying process and explains the home buying process and about new construction. The agent gets them prequailfied with a lender and they find out the amount of mortgage for which they will qualify.

The agent mentions resales and new homes and finds out that the buyer has looked at all the new homes in the area.

The buyers start out looking at resales because they are not as expensive and because they have already seen the new homes. When they decide they prefer new construction the agent calls the builders where buyers were registered and the builders say that the buyer had come in without the agent so they will not honor the agent.

The builders who have agents sign in their buyers have certain number of days that agents are protected and after that period we have to register them again but when it comes to buyers who went there on their own , they are protected forever.

Buyer agents can eduacte buyers when they meet them but if the buyers have already gone to new constrcution before meeting us  how can we educate them ?

The media, National Association of Realtos and association of Realtors in different states that have buyer agency should educate the consumer .

Remember that builder's agent represents the builder and it is good to have a buyer agent represent you . I do not charge you but get paid by the seller.
