Happy holidays everyone in Montgomery County! How are you coming along with your holiday shopping? I haven’t even started my shopping yet, but the fact that I’m even thinking about it more than a week before Christmas is pretty amazing. I’ll report back next week on my progress. For this week though, I wanted to give you a report on the November, and year-to-date, sales statistics for Montgomery County, Maryland.
The housing inventory continues to drop sharply. As of the last day of November 2012, there were 1,509 single family homes and/or townhomes on the market in comparison to 2,196 at the same time last year. This is a drop of 31.3%. Basically, there’s a third less inventory on the market today than last year.
November sales in Montgomery County have also improved, but far more modestly. There were 629 sales in November 2012, in comparison to 610 in November 2011. This represents a 3.1% increase in sales.
Year-to-date sales are also showing nice signs of improvement. Through November 30, 2012, there have been 7,174 sales in Montgomery County, in comparison to 6,701 sales in 2011. This is a 7.1% increase in sales year-to-date. The shift in supply and demand, along with historically low interest rates, has created the best sales market we’ve had in nearly 6 years. Given the state of the market, early 2013 seems like the best time to make a move in real estate.
