Avalon and Stone Harbor 2012 Home Sales Show Real Estate Market Strengthening with Increasing Stability and Improvement  !

 

 

The Stone Harbor and Avalon market has much more activity than we have seen in years!

The difference in sales in 2012 as compared to 2011 were truly exceptional in our local Stone Harbor single family market ! Here are the numbers to show how 2 012 sales outperformed 2011 .

 

In entire year of 2011, there were 58 single family homes SOLD in Stone harbor. Average list price was $1,964,567, and average SOLD price was $1,702,840. Average days on market was 307.

 

Just to show you..In contrast, this 2012  year, as of today ,there have been 83 single family homes SOLD in Stone Harbor with average list price of $1,816,860, and average SOLD price of $1,594,337. days on market = 199.  Additionally, there are 8  more single family homes NOW Under Contract with average list price of $1,604,225. 

 

Let's have a look ar Avalon sales and similar outstanding contrast between 2011 and 2012.

 

In entire year of 2011, there were 107 single family homes SOLD in Avalon with average list price of $1,719,941 and average SOLD price of $1,561,836

 

From January 1, 2012 To date (December 14) , thhere have been 121 single family homes SOLD in Avalon with average list price of $1,684,283 and average SOLD price of $1,549,832. Average days on market  = 238. Additinally, there are 15 single family homes now under Contract in Avalon with average list price of $1,636,000
