What's selling or, who's buying, or trying to???

I don't know about the rest of you Realtor's but the people that are calling me are the ones who currently rent and see this as an opportune time to buy...

They have a little money in the bank and can afford around a payment of $2000.00 a month...that means..they're looking for something that looks OK at a bottom dollar price...I'm talking $180,000- $250,000...tough to find...

They are worried about the school district, the neighbors, the amenities...you all know! (I hope).

So,,,that being said, there are a few good deals out there, not a lot, but they buyers are now, starting to "come out of the closet", so to speak...they're still scared but they are trusting us to help them make informed decisions...

Are any of you out there experiencing the same??? Just curious...

I'm seeing the same thing here in OK.  Only real difference is that amount will probably buy more here, but the smart buyers have figured out that now's the time.

Fantastic topic starter Karen. I am getting a lot of calls from Florida shoppers who didn't realize they could get 100 percent financing. I guess there must be a lot of lenders out there not offering 100% in all of Florida or who don't know what we know. Most of these people say they have money in the bank they just don't want to spend their reserves just to get into a new home. What WE must ALL be careful of is listening to the clients when they say they only want a 200,000 property to not stuff them into a 300,000 property. I know it's tough but it's the old and proven way.

I have a few buyers coming out of the closet! Enough that it makes me thing this market really will pick up! There's some awesome buys out there for buyers...as long as the media doesn't convinence them their best deal is a short sale or bank owned property!

Thanks for the info.  My buyer's are looking on the Intracoastal area of Deerfield/Boca...all of them!!! and all but two have cash!  It's a good thing!

10 listings right now...how are you doing anyway???Miss you in the office...that spunk!  :-)

Tough to find $180-$250K around the intracoastal.  I do have a very nice 1 bedroom right on the water for $270.

I found 8 in Deerfield on the Intracoastal for between $250 and $300 2 very nice with spectacular views!
