203k projects with electrical issues
Electrical issues exist in most homes we inspect.
No open wiring is allowed to remain, even in the attic.
Romex wiring exposed and used as a cord to bring power to the light.
This type wiring must be shielded up to eight feet ceiling height.
it is hard to believe that a lender would sell a home with so many safety issues not addressed.
Knob and tube wiring is typically adequate if left undisturbed. Installing insulation over the wiring is considered "disturbing it" and therefore it should be replaced.
Your insurance company would also like to see it updated.
Many 203k refinance projects are to complete projects that were not ever completed for one reason or another.
Sometimes construction had stopped for years before we find them.
Keep your eyes open for projects that were never finished and sell them, we'll put you in touch with someone who can make that loan. Call us first so you get the correct product as it may not be a 203k but a "look -a- like" to the 203k.

This is located in a kitchen closet where the electric water heater used to be. They just removed it and used the wires to hang the open electrical wiring.
