Knob and tube wiring is typically adequate if left undisturbed. Installing insulation over the wiring is considered "disturbing it" and therefore it should be replaced. 

Your insurance company would also like to see it updated.

Many 203k refinance projects are to complete projects that were not ever completed for one reason or another. 

Sometimes construction had stopped for years before we find them. 

Keep your eyes open for projects that were never finished and sell them, we'll put you in touch with someone who can make that loan. Call us first so you get the correct product as it may not be a 203k but a "look -a- like" to the 203k.

I've seen plenty of those project, Mike.  Our contracting company regularly fixes other people's messes before a house can continue in the loan origniation process.  It's job security for us, but it's a pain for the sellers.  They should have done it earlier.

When buying a home that needs a 203K mortgage figure in the expense of new wiring and plumbing just to be safe. Get the place deleaded too if necessary.

Those examples look like they have some fairly precarious electrical issues.  You have provided important information about these problems in regards to 203k lending.
