Sold Kauai REO:

 19912 Ula Place, Waimea. 3 bedroom 1 bath home. $229,000. MLS# 251435. Owned by Deutsche Bank National. Sold for $219,900 USDA on 12/3/2012

As there are fewer REOs coming on the market I have cut back on my blog to every other week. There are less REOs on the market due to our state pretty much banning non judicial foreclosures (a cheaper quicker way of foreclosing) and now all the lenders have to go though costlier & lengthier  judicial foreclosure. This is not really a benefit to all because of Hawaii’s judicial foreclosure laws allow the bank can sue the former mortgagor for the loss or difference in price. Their is a benefit for those buyers hoping to bid at foreclosure. The foreclosure commissioner works for the court and not the bank. It is a lot safer to now buy a property at foreclosure. It is not for the inexperienced buyer though, at least not without guidance on how the process works. More on this in future blogs.
