Client doesn't seem to want to sign the inspection contingency...

Everything is going great…. The buyer loves the house…. The inspection shows a great home…. The seller/listing agent was at the inspection…. Everyone got along great… The future tenants like the former tenant…It looks like a friendly deal…. Then….

 

The relatively mild inspection report comes out.  I look at it at the report and smile.  This should be easy.  We should as the seller to fix a few things because his daughter and friends will be living there until school ends and he is a good dad and just didn’t know these little issues.  But…

 

My buyer is from the big city and seems to want everything done.  That is a bit insulting in out small city atmosphere.  Furthermore the daughter and her friends will be his tenants for 5-8 months.  I write a kinder (not as kind as I originally wrote) and sent it to him on Friday.  He messaged me that he doesn’t see why dad doesn’t do everything (some of things were merely suggestions).  Either way he hasn’t signed or talked to me about a reasonable counter.  The inspection contingency ends tomorrow (Tuesday)…

 

I have warned my buyer the contingency period was about to end and if he doesn’t sign soon he won’t get anything.   I am almost tempted to show the report to the other agent and see what he wants to do off the list.  I like the friendly atmosphere since we will be continuing a business relationship until the next school year.  I do not want the hostility that could come with an aggressive counter for the inspection contingency.   Any ideas?

 

I fear he could lose the girls as the tenants and then he would have an empty home until August.  That would lose a lot more money then the extra tree work he wants done.

I am going to try to have a talk with him today.  If I don't reach him by the afternoon I will talk to the other agent and give him the inspection report.  He might be willing to do everything.  It's just we are a small place and we do things differently.  I have watched my sellers get angry over the requests and don't want to see this happen here since I know he is going to buy the home and he will need the tenants.

Hi Debbie,

it always seems to start with reasonable expectations, it seems that prior to the home inspection and before the requests are asked for is when we lay the groundwork. Too many times a buyer looks at an inspection as a blank check to ask for the world, and as you said, even suggestions that really aren't problems. It seems as long as they all have family members involved maybe someone will give a little more than they normally would, especially at the holiday season.You may have to ask the buyer to reconsider and put the shoe on the other foot as far as his repair request. good luck

You may have a deal that will go south......some Clients just do not get that a Win-Win is the best way to succeed, especially when there are only suggestions in an inspection NOT must be done's......

I would try to get them to dwell on the health and safety issues that really need addressed.  The "wish list" is something that should probably be eliminated.  BUT, with the listing broker and seller being present at the inspection, just set them in having to DISCLOSE that inspection to any prospecive buyer, that eould make it worse! (NOT a smart move by listing broker and seller)  UNDER NO circumstance do I or the seller EVER attend an inspection!!

If he continues to ignore the contingency ends and nothing needs to be done... Of course he is a good client and I could lose him for future work.

No lockbox and the listing broker is the seller.   That might be part of the problem....   I do not attend the the inspections as a listing agent but sometimes the seller refuses to leave.  I have had that happen a few times in the past.   It is akward.

Debbie, This stuff drives me nuts, I mean people need to grow up, act like adults and move through the process.  This isn't rocket science but we do have contracts, dates and time-lines to adhere to.  I got a feeling you will pull this one together.  Good luck!
