less; however, Homes For Sale activity has increased year to date.
Due to budget restrictions, we did not have the entertainment, celebration and gala that preceeded last year. The Christmas lights are up by the Kaneohe Police Station, with sparkle and glow. Hopefully, next year, the City will celebrate with renewed vigor November 30, 2013, the scheduled date of the Kaneohe Bay Christmas Parade.
Usually, the Parade is at 9-11AM and then a 6PM Lighting Event with free entertainment and food booths. I got stuck in the traffic and had to circumvent in order to get through. The parade started at Windward Mall and ended at Castle Highschool. The city website said that there were 16 floats, 1800 marchers and 8 bands. This is a SCHEDULE of the major Christmas and Holiday activities.
MARKET: The Honolulu Board of Realtors statistics show that year to date, ending November 30, Kaneohe had 20% less listings, than last year, indicating a tightening supply of inventory. The number was 267 and closed sales were down slightly at 9A% with 172 closed sales, year to date.
Due to this tighening supply, with increased buyer demand and interest rates still at record low levels,the median sales price of a single family home, to date, has increased to $657,250, up from $650,000 in 2011.
The homes have sold quicker than last year, from 36 days on market, to now it's 29 days on market before they go into escrow sold.
