Jack Frost Locked This Gate.   Has He Locked Yours Too?

This is a metal latch on a gate post meant to hold the gate closed but be operable from two both sides. There were two of theses gates seen on a recent inspection. Both were in the same state.

The posts had been heaved up by ground frost. Now the latch bar cannot be lifted to open the gate.

 Originally the top of the post and gate would have been level and in line with each other. This is a pressure treated wood post set into relatively well draining soil, but it is not deep enough and not protected from frost adhesion.

 Jack Frost has two tricks up his sleeve when it comes to moving things:

  - The first is to push up anything that is not deep enough to be lower than where the cold penetrates sufficiently to freeze water. That depth varies from place to place with climate and water retention characteristics of the soils.

 - The second is for the soil to freeze onto the sides of the post and lift it as the frozen soil expands. When the weather warms the soil settles back down but larger things like buildings, decks and fences often don’t go all the way back as soils have fallen or squeezed in from the sides.

 And don’t think Jack is limited to light structures. He’s strong. He’s lifted seven story buildings.

Well.  That explains why these dang gate latches never seem to work.

We don't get as much of the frost year in my area (Portland OR).  But I do know how rain will swell the gate boards and make it hard to open. Nature.  Fascinating.

I figured settling had something to do with all the wonky gate latches. Didn't think of Jack Frost playing havoc with them.

Yes Lenn, that and other misalignment's are what cause the problems. Building so gates always work does take some work.

Hi Charles. Yes that's true. Some farmers call it their spring crop (unwanted of course). Its where a lot of stone fences come from.

No frost there where most people live, Carla but high altitude areas will get it. Nature is what we use to make houses work so you have to follow natures rules.

Hi Cindy. You don't usually notice the lifting as all the surface moves together. The change becomes visible with different settling factors.

Learning is always worth it Peggy. Good inspectors are always learning. As a realtor you may be there when an inspector finds something strange, odd or new. If he stops and spends time examining it or 'playing' with it, get his card. He'll the one to call when you need to give a solid referral or what to know what's going on with a building.

I've seen it, but unless it's connected to the house, I usually don't make fences part of the report, just a verbal note for the buyer. "you may be re-installing this fence." Decks are different.
