As an inspector one or the hardest calls I take is from sellers of property I have inspected.  I ALWAYS do my best to explain what I have found and if is within my expertise, I often will give them repair tips. 

I  had a client years ago buying a condo, and we found some relativity simple repairs that need to be done. When the seller called me I gave him the information he needed to get it fixed.

I guess that worked out well, since then I have been working with the sellers realtor many times, her grandmother and now the original condo seller bought another home.  This morning we woke to a new great review of our services from that original seller, nice way to start the day.

Here is part of that review:

This is the third time I've worked with Home Inspections of Puget Sound.  The first time I met JJ, he was on the "other" side of the transaction, inspecting a condo my son and daughter-in-law were selling, referred by the buyer's agent.

JJ found a couple of electrical problems with the condo, and when we had questions about how to fix them, he A) called us right back - no waiting and B) explained in detail what he found and how we could fix it - and be sure with fixed it by purchasing a $5 tester at Home Depot.

I have not had sellers call the inspector if it is the buyer's inspector but I can see how it can help.
