Nothing Personal, this house stinks, OK, it's not my house either.

I have to admit my nose is not the best "smeller" on the planet, but I still pick up odors others miss.  Showing homes has always been one of those love it or hate it relationships.

I love the idea of someone selling their home and a buyer finding the perfect home for their needs.  Of course we all know today buyers see more homes before making a choice on the right one.  I rarely show more than 10 homes before a buyer writes a contract.  Yet, I hear agents showing 20-30 homes routinely and not getting a purchase agreement.

The reason I show fewer homes is simple, I listen.  Yup, that's the secret.  Someone once said, we have two ears and one mouth, so we could listen more and talk less.  My mom may have said that!

When I hear the number of homes being shown I always think the buyer might not be a buyer but a looker.  Or,We can sing the right tune or we can listen to it being sung! the alternative the agent has not taken the time to define the client needs and wants properly.  Either mistake can cause more work and showings.  It also can create frustration on the buyer's part by looking at homes not fitting the buyer's minds eye profile.

My particular buyer has two dogs and a cat.  Her current home is large, over 4000 square feet.  She finds herself single again after 30 years of marriage.  To say she is downsizing is an understatement.  1700 to 2000 square feet is her goal for her new home.

Her home is spotless with no pet odor, so she thinks every home should be like that, when she walks through the front door.  The education was a simple sit down to discuss her needs and wants after two showings.  She also vented that fact that homes stink.  Lucky for her she plans on carpets and paint...so the odor will be gone.  The fact is if the home isn't new it will have some type of odor.  Cooking, human, pet something including some indoor plants can give off a gastly odor.

So tomorrow is her third visit to a home I showed her in the beginning.  The first visit her feet barely touched the carpet.  Her second visit she actually looked at the layout and room sizes.  This time she wants to measure rooms to see how much it might cost for carpet and paint.  I offered to have a carpet company come out and get a quote along with a painter for an estimate.  That's when she wanted to do it herself.  See, I opened my mouth instead of listening and letting her settle on a purchase price to offer first.

Sometimes homes stink and sometimes they still sell regardless of smells.  Most buyers can look past clutter and odor (if it isn't OMG bad).  There is a home for every buyer.

I have had buyers turn around and walk out of homes with distinct odors. Some buyers do not like the smell of candles and room freshener.

Gary, you are right - education is the most important thing. When buyers are educated, they can look at the house - not cosmetics or smell for that matter. You are on a right track...

Some homes stink.  I agree with the above comments the biggest deal killer is Cigarette smoke.

I totally can relate to your expression about showing houses 'love and hate'. Those houses that not just smell but stink are the worst for me, cs i do have a very sensitive nose....:)  I like also how you said: after 2 meetings ~ discuss! I ask after each one, yet, reminding them what and how many they've seen is a good point:)

Homes with odors will sell for less than homes than homes that smell clean and fresh.

And the opposite is true too. I have taken lysol and other products and when spray or wipe this stuff on and all around, the smell of fresh, clean and disinfected just fills the air pleasantly and the mind is relaxed too. Good post here

Karen:  Odors can be a turn off, apparently most of us deal with or have dealt with stinky homes.  The worst has always been the vacant homes, usually foreclosures that have the knock you over at the door smell.  Occupied homes have odors but usually less in your face.  Thanks for the comment Karen.

Christine, I am with you homes with minimal or no smells are easier to sell, the problem we aren't the buyer.  Darn always a catch. :-)

Laura, honesty is why we have the conversations, quantity is how we do business, quality is what we offer our clients. Being honest and approaching objections openly offers feedback to help clients make decisions.  Sometimes they can't or won't make a decision until they are told they are making the right choice.  Thanks for the comments Laura.

Hi Raymond, yup, they pose problems, stinky homes will always be out there.  Seller agents need to share with clients the cost of not updating and odor control.  Sometimes people just don't have the extra cash to paint and carpet but they certainly can reduce odors, if they even smell them.  Thanks for the comments Raymond.

Hi Jeff, smells are a touch issue.  Some clients do understand others can't get past those smells to see if the home  is the right one and possibly the right price!  Thanks for the comments Jeff.  Hope all is well.

Carla, spices can be nearly as bad as cigarettes.  The main difference is spices usually do not leave a film of sticky yellow on the walls.  Thanks for the comments Carla.

Hi Tammie, The number of showing may not be related to your listening skills but the fact is, it makes a performance difference if agents know what clients want.  That happens with listening and asking the right questions.  Hope all is well Tammie.  I just did our family tree and found my 4th generation removed grandmother came from Franklin, Tn.  Have a great Holiday.  Her name, Clara B. Hi Tigard, I understand but if your position were true homes with smells would never sell.  We both know that isn't the case.  That being said, I am like you, I would rather present a home that dose not smell.  It is one less objection! :-)  Thanks for the comments Tigard.

Hi Inna, you and me both on the real stinky homes.  My allergies give me fits.  My goal is with the "discuss" part is to confirm I am showing they what they want to see.  It also focuses them on what they have asked.  I don't show homes for fun.  If someone says, "I'll know it when I see it."  I have them call me, when they find it!  I'll be happy to get them in the front door.

True, odd house odors is really a turn off.  Before client visits the house, we have to make sure that the house is clean and is free from bad odors. Although others can tolerate it, but there are others who are too picky with bad odors.

Smoking odors are the worst! If there are years of tobacco build-up, paint and carpet alone will not eliminate the smell.

Hi Ridhi, it is very difficult to preview homes when you have multiple buyer clients.  I tend to try and arrive early for showings so I can know more about the home other than the agent comments and published photos.  Still your are right odors turn people off.  Thanks for the comments Ridhi.

Hi Tanya, I affectionately call those doggy presents "Land Mines".  Having a stinky house is one strike but not being to get to the home without passing through a mine field is a second strike.  Buyers have enough homes to select from without obstacles of this sort.

Hi Brian, I think anyone in our business more than a week has shown stinky homes.  I actually marketed a home that I warned the buyers before entering it was a stinky home with potential.  They could buy it for less because of the problems.  Thanks for the comments Brian.

Smelly homes are tough to sell - buyers might not be bothered by their own smells, but even smokers get turned off by homes that smell of smoke, and even dog lovers get turned off by homes that smell of dogs.

Well, if a was a native to Franklin, I might say we are related. Unfortunately, we moved here six years ago. My husband's dad was an immigrant. They changed his name to White at Ellis Island. He was German and came into the country in 1919. His name was originally spelled Woigt. Highly unlikely we're actually related to any Whites.
