Selling Your Home in Port Richey Florida - Tips and Advice for Sellers

When selling your home in Port Richey Florida there are some important things you should keep in mind. Our local Port Richey Florida market is divided into two categories. One is the Investor Sale category.  Investor Sales are homes that need repair which prevents them from being sold through traditional financing.  These homes are sold for Cash and need repairs such as a new roof or central Air Conditioner.  We even see some of these investor sales with broken windows no appliances etc. Generally these homes are foreclosures and are sold as-is with no concessions.

Then we have the owner occupied or traditional resale market.  These home sales are when a person living in a home decides to sell or someone owns a home that was rented and they decide to sell. Generally, someone lived in the home and they have been maintained and cared for over time and buyers expect these home to be in good condition.

In order to sell your home easily, you need to understand the issues that face home buyers right now.  Unless you have an Investor home to sell you will want to know this information.

Insurance - Citizens Insurance which most people will need for insurance requires the roof to have at least 5 years effective life. They also require that the roof has the correct strapping in order for the buyer to obtain a roof discount.  If the buyers are choosing between 2 homes and one will give them a discount on their insurance the home that will not is at a disadvantage. 

Air Conditioning - If you have an older a/c system and you have a service contract with an a/c company keep all the paperwork from your routine maintenance.  Buyers will feel more comfortable knowing your a/c system has been cared for.  Buyers will discount a home if they feel the a/c is old or if they think they will have to replace it.

Buyers are looking at their future when buying a home.  They will purchase the home that offers them the least trouble in the future.  Homes with an older roof or an older a/c will receive lower offers than ones that have a newer roof or a/c.  Keep your lawn mowed and edged and your flower beds weeded.  First Impressions are important and if the buyer sees "work" that needs to be done in the yard, they already think that the home needs work.  I hear it all the time. "That home needs work"

Vacant Home - Clean the home thoroughly. Have Electric and Water on. Keep the pool Clear. If a house is hot, dark and the pool is green the buyers will think you are desperate and offer less money. They may also get a "bad feeling" or not feel comfortable in the house. If that happens...they will not even make an offer.

In order to get the most money for your home you must compete with the other homes on the market. If your home seems less nice or needs work compared to another home in your area, you will receive lower offers than the other home.

5 Years! Keep the 5 Year Rule in Mind. If the buyer has to replace or do a major repair on the home in the 5 Years following the purchase they will offer much less. You will see offers as if the home is an Investor Sale.
